Types of Diamond Mortgages Loan
Home Purchase Mortgage – This classic variant is for outright purchase of existing residential property. The loan amount is a minimum of N5million and maximum of N50million, subject to maximum of 80% Loan-to-Value (LTV) if the applicant is in paid employment and 70% LTV if self employed. This loan variant is for a maximum tenor of 20 years.
Equity Release Mortgage – Existing homeowners can access cash to meet their financial needs secured against their property, provided that they do not have any lien or encumbrance on the property. The loan amount is a minimum of N5million and maximum of N25million, subject to a maximum of 70% LTV based on the Forced Sale Value of the property. The maximum tenor is 10 years.
Re-mortgage – Existing Home owners with running mortgage facilities in other financial institutions are encouraged to switch their mortgages to Diamond Bank Plc for more favourable terms. The loan amount is a minimum of N5million and maximum of N50million, subject to 80% LTV and the maximum tenor is 20 years.
Off-Plan Mortgage – The off plan mortgage is for purchase of properties under construction by established Builders and Property Developers with good track record and who have been pre-approved by Diamond Bank Plc. The loan amount is a minimum of N5million and maximum of N50million, subject to 80% maximum LTV if in paid employment and 70% maximum LTV if self employed. The maximum tenor is 20 years.
In all cases, the applicant should not be more than 60years of age at expiration of the mortgage facility (this means that if applicant is 50 years old, he/she can borrow for a maximum of 15 years)
Types of Interest Rates
•Variable rates - 19.5% per annum •Nigeria’s 1st Fixed-Rate Mortgages - 18.5% p.a for the first 24 months or until March 31, 2013 whichever is earlier, after which the customer may either enter a Fixed Rate contract as may be available at the time, or switch to Variable Rate terms at the end of this period. There is a Fixed Lock - in fee of N125,000 for the Fixed -Rate Mortgage.
